Arizona Multifamily Water, Gas & Electric Submetering and Utility Billing Services
Since 1957, Think Utility Services has helped Arizona multifamily property owners, condominium associations, developers, and commercial property managers recover utility costs through professional water submetering, gas submetering, electric submetering, and utility billing services. Our team provides complete utility cost recovery solutions including water submeters, utility billing services, meter reading, resident billing, utility collections, and ongoing system maintenance. Whether you own an apartment community, condominium, mobile home park, RV park, resort, mixed-use development, or commercial property, we deliver customized solutions designed to improve billing accuracy, increase cost recovery, and promote utility conservation. Arizona property owners face rising utility expenses and increasing pressure to control operating costs.
Implementing a utility recovery program allows residents to pay for their actual utility consumption rather than sharing costs across an entire property. Properties that implement submetering programs often see utility consumption reductions of 15% to 40% because residents become more aware of their usage and conservation efforts. Think Utility Services provides turnkey solutions including system design, installation, meter reading, utility billing, customer service, collections, maintenance, and submeter repair services. Property owners can also estimate potential savings using our Submetering ROI Calculator.
Our Arizona utility billing and submetering services are available throughout the state including Phoenix, Tucson, Mesa, Chandler, Scottsdale, Glendale, Gilbert, Tempe, Peoria, Surprise, Goodyear, Avondale, Flagstaff, Prescott, Casa Grande, Yuma, Queen Creek, Buckeye, and surrounding communities. We work with apartment complexes, condominium communities, student housing, senior living facilities, mobile home parks, RV parks, mixed-use developments, and commercial properties throughout Arizona. Property managers can conveniently access account information through our Manager Portal, while residents can manage their utility accounts through our Resident Portal.

Arizona State Submetering Policies
The Arizona Corporation Commission's Rules on Water requires all water delivered by a regulated water utility to be billed on the basis of metered volume sales.
