Three-quarters of adults aged 50 and older want to stay in their current homes, but existing housing policies and infrastructure may force them to move.
As the number of households led by people aged 80 and older is expected to double by 2040, addressing the costs and challenges of aging in place is more urgent than ever. While homebuilders continue to design houses for younger families, prioritizing universal design is essential to support aging adults who wish to remain in their homes and communities.
According to AARP’s 2024 Home and Community Preferences Survey, 75% of adults aged 50 and older prefer to age in their current homes, and 73% hope to stay within their communities. “As people age, affordable and independent living isn’t just a preference—it’s essential for their well-being,” says Rodney Harrell, PhD, AARP vice president of Family, Home, and Community.
However, rising housing costs and limited options present significant barriers for older adults. “Most older adults want to stay in their homes, yet these challenges make it difficult,” Harrell adds. “To meet this growing need, leaders across all levels and sectors must prioritize affordable, safe, and accessible housing and communities.”
